a week agoawesome apartments, love all the community events each month and the amenities. maintenance guys were always so helping and quick to respond. everyone was super nice which made my stay even better. would definitely recommend for people who can afford it2 months agoFun place to live at but the maintenance and the staff aren’t most responsive. When I moved in the apartment my unit was terrible. Broken lights, washer, drawers, pigeon nest on the balcony, it was horrible. Maintenance took a little over 2 weeks to fix it, (something that should have been taken care of before move in) and the leasing office staff was not helpful either. I loved the lazy river and the gym, but honestly for the price you pay to live in this apartment they do not provide quality service. The parking garage’s lights are always flickering, my fob would stop working out of the blue and I would have to get it reprogrammed over and over again. Living at district was frustrating, but I did find a nice group of friends here which made it tolerable and sometimes even fun. Overall, do not waste your money on district. Park place and apollo down the road are cheaper and they provide quality service.3 months agoRun. Run. Run. To renew my lease, yes RENEW, rent was raised 500 dollars. Where is this money going? Definitely not to fix the door to the parking garage that has been broken for a month, or maybe to new hallway lights. When you tour they show you a great bright room, when you move in you are met with the darkest, scariest, red and yellow Ronald McDonald horror, complete with flickering yellow lights. Same with the dark and flickering parking garage that is home to bike theft and homeless people (that can now get inside the complex due to the broken door that remains wide open). Not to mention the absolute cash grab this apartment complex is. It took me weeks to get a refund for my towed car, which I couldn’t park normally due to a broken gate.. After hour maintenance and security is a joke. The front desk security doesn’t even look up from their phone when you walk in. Should’ve known the place was doomed when I moved in to a filthy apartment with black hairs all throughout the bathroom walls and stains on the bedroom wall. You are so much better off going down the street at Apollo where a renewal was 20 dollars extra and it isn’t scary to walk down your own hallways. Run far away from this place.3 months agoI’ve been to a lot of different apartment complexes in tempe and I wouldn’t live at any of them besides the district. the price is very fair for what you get compared to the other apartments in tempe, the rooms are so spacious and i love having my own bathroom. the apartments feel very homey and the complex itself has wonderful amenities. the sauna is amazing, the pool area is super nice, and the gym is also great. i love living here, i re-signed for next year!2 weeks agoI lived at District for the 2022-2023 school year. I will run through some of my favorite and least favorite aspects to this complex for anyone looking to lease here.
Pros:
1.) It is very close proximity to ASU – particularly the business school.
2.) The maintenance staff is incredible, any work order we submit would be completed quickly. Throughout the year we had some trouble with the drain in our sink and our washer, both were fixed.
3.) All of the amenities are very well kept, the pool is clean, and the hallways are well maintained.
4.) We leased a one bedroom that is west facing, so we got incredible sunlight.
5.) Parking here, although expensive, is seamless.
6.) It is a generally quieter property. We live near the pool so it sometimes gets noisy but that is kept within reasonable hours.
7.) The price is the best for what you are receiving (Trust me, I’m an economics major lol).
8.) In my entire lease, I saw one Huntsman spider and one silverfish, other than that no bugs.Cons:
1.) Be prepared to sweep up more dust than you have seen in your entire life. I am an Arizona native who is used to dust, but I have never seen heaps such as those that generate within our apartment. If you are sensitive to air quality, be sure to get a humidifier.
2.) Upon move-in, our apartment was not at all clean. I am allergic to cats, and was greeted by enough cat hair to form an entirely new cat. It is really sad to say that whoever lived in our apartment before us took very bad care of their cat, as we found pee on the bed frame, in the corners, and beneath the sink :(.
3.) It is sometimes mildly embarrassing to bring friends here because lights in the hallways are often out.
4.) Our balcony door was poorly sealed, standing near the door raises the temperature at least ten degrees in the summertime, and when you press lightly on it you can see outside. Our electricity bill in May for a 550 sqft apartment (in which we only use our own LEDs and not the apartment lights) was $160. I do not run the dishwasher during peak hours nor the washer or dryer.
5.) Our rent was raised $300 each month, from $1645 to around $2000 after taxes and other miscellaneous monthly fees they make you pay. Despite the egregious rent raise, we were given a week or two to resign in September before they posted our apartment to the public in October where it immediately was picked up. We weren’t planning to stay another year, but had we, that would have been very disappointing. Be aware that you need to resign immediately.Overwhelmingly, this was a great space to spend my Junior year of college, I’m grateful for its proximity and the community. However, I never want to see that much dust again in my life.

5 months agoI absolutely love it here! I have become friends with lots of the front desk workers. They are all so friendly. They always work to fix any issue you may have. Definitely much better employees and management than most other student apartments in Tempe. Unfortunately, the walls are very thin; I can hear every word my roommate says when she’s in her room. I also pay the exact same price as my roommates who have walk-in closets AND larger rooms, while I have the smallest room and the smallest closet which is not walk-in. I wish the people with bigger rooms would have to pay more. But overall, it’s been much more enjoyable living here than other Tempe student apartments. I would definitely live here again.4 weeks agoCanvas is very very very poorly mismanaged. First of all, they hold raffles where you need to leave a good review in order to participate, so a lot of the positive reviews are from that. There is also trash everywhere including the hallways, the parking garage, and the elevators. Most of the time, one of the main elevators is out of commission. The front lobby has a very bad odor when you walk in. The customer service is not great. The parking garage situation is the worst of them all. The pricing is absolutely ridiculous. They are charging $200 A MONTH for a parking space. The parking garage is very poorly designed, making it very difficult to see if anyone is coming around turns. This would be fine if Canvas actually had large mirrors in each corner, so one could actually see around the corners and avoid an accident. It took them a very very long time to add mirrors. However, it was executed very poorly. Canvas’s solution was to put super tiny mirrors on the edges in front of parked cars, meaning all you see out of them is SOMEONE’S ALREADY PARKED CAR. It is absolutely ridiculous as that is a major safety concern. There needs to be mirrors in every corner. Also, there is no surveillance in the parking garage. During this semester, cars were broken into, including mine, so it would have been nice to have some footage of the crime. The second gate to get into the parking garage is also broken about 70% of the time. I cannot believe that they would charge someone $200 to park here when the gate is not even operational. It is absolutely ridiculous.2 months agoHorrible apartment. The reason that they have so many good reviews is that they enter you in a raffle and give you prizes if you rate them well. They do not clean the apartment complex and there is vomit everywhere that is left for weeks. There is vomit near the entrance that has been left so long it is starting to mold. They advertise amenities that are NOT OFFERED. The study rooms have been LOCKED for months, I even called to tell them and they said the batteries died for the locks AND THEY STILL have not replaced them after 5 months. The “esports” lounge is always locked. The “pet spa” does not exist. It is a locked and empty room and has been for the entire year I have lived here.
When I moved in my entire room was infested with crickets. They NEVER lock the doors, the gates are broken and literally anyone can come in whenever they want! So great because we all know how safe Tempe is ?. Worst of all, I pay 120 a MONTH for parking, and my car was literally towed today because I was missing one of the two stickers! I had to pay 140 dollars to get my car back, and the towing company they use is so sketchy and I had 100 dollars literally stolen from my car! If you park on the first floor, they fine you. Canvas does not care about you. Canvas wants all the money they can get. Amenities are horrible or don’t even exist like advertised, your car gets towed even if you’re a resident and they don’t even care to help you, maintenance takes forever to come, vomit everywhere, everything is unlocked and UNSAFE. Do not live at Canvas and pay the overpriced rent because it is NOT WORTH IT.4 months agoI lived at Canvas since 2021-2022 and it’s quite literally the worst experience. To begin with, construction for some units weren’t even completed by our move in date. They decided to email everyone the NIGHT BEFORE and provided gift cards as a way to make up for it. Mind you, some students and families are from out of town who were staying in hotels at the time.The management has always been the worst because leasing managers are just a bunch of college students. Most of the front desk people are clueless and not helpful. A direct answer is never provided and they all have different responses so you never know what’s actually going on. They honestly don’t care to work with you or help in any way.
Everything is always broken and takes forever to fix. Some side doors of the building have not worked since September. The main lobby door has broken on several occasions.
The hallways and trash room on my floor are always dirty, the chutes are constantly breaking and their cleaning ladies just use straight bleach to mop the floor.
Canvas is just a money hungry apartment complex as their rooms are honestly over priced. Their fees are insane and not to mention a parking pass is over $100/month with an insane waiting list. Many amenities were promised prior to moving in and only half of them currently exist.
Any positive review you see here is because they bribe students to write them with raffle entries. It’s honestly a joke.
I’d recommend Nine20 which is right next door or University House.
4 months agoI love living here at Canvas! The amenities like the pool and gym are incredible, and I love the floor plan that I have. I would definitely recommend any student to live here, especially with the short walk to campus!

Good place to live for ASU students. Shuttle has been mostly reliable Spring 2023 semester after getting multiple drivers. Coffee machine downstairs is a really big plus as well as the free printing but sometimes is empty but for the most part is stocked (usually have to go to leasing office for printer paper). Friendly maintenance that comes and helps same day. Amazon hub helps with packages so they don’t get stolen haven’t had really any issues since moving in.
I have had the best time living at Sol that I resigned my lease for next year as well! There are so many great amenities like the volleyball court, pool, and study rooms that are all amazing! There is also a shuttle that takes you to campus which is really helpful to not have to pay for parking. And Sol hosts many fun events for everyone to enjoy and allows you to make more friends that live there as well.
Most of their positive reviews are because they give college students free stuff to give them good reviews. I wont say SOL is an awful apartment but have had many frustrating moments throughout the year and was frustrated enough to write a review. The calls never work here I have at&t and my calls will constantly drop and there have been many times where people can’t get a hold of me or vise vera. The internet here absolutely is unreliable I just had a meeting with my dean at my school that I missed due to their internet always going out. This has happened on numerous occasions and for the cost you pay to live here the internet should be reliable. It is extremely frustrating and why I will be moving to a different apartment and getting my own internet service.
I love the location and the maintenance men but the front desk is awful! There’s constantly trash in the halls, the gates are broken and anyone can walk in, and the Wi-Fi they provide is down 50% of the time.
I’ve been walked in on several times. I renewed my lease for the summer and my place was marked vacant, I called 10 plus times to get it changed but had to resort to getting a barricade for my door to keep staff from walking in and out while I was sleeping/showering/changing.
Evan at the front desk is sweet but everyone else is rude and have hung up on several occasions while I’m trying to get things fixed. I would look into living closer to campus if you are looking to spend this much!
The space of rooms, closets, and bathrooms is hard to beat in the city. Fixed electric bill and cheap parking prices are also hard to beat. This apartment would have great potential if it wasn’t falling apart and they hired office people that knew what they were doing. Our apartment was gross upon move in, cob webs, dirty carpets, stained couch cushions, and a gaping hole in our pantry door, yet they will charge you cleaning and painting fees when you move out. Office staff is genuinely so unhelpful, they will all tell you different information and don’t follow up unless you are consistent in communicating. Be prepared for multiple inspections and people coming into your apartment for different reasons. Maintenance people are cool but can be even more invasive, we had multiple occasions of them barging into the apartment unexpected and sticking around. The amenities they pride themselves in are hardly ever working. The front gates are constantly breaking and left open, many homeless people hang around outside the complex and have made there way into the property. The shuttle to ASU is a great amenity but unfortunately was constantly shut down and is not always reliable. Student housing is always going to be a bit scammy, but you are better off spending a little more for a place where you actually feel safe and getting your moneys worth.
